Facts about your water heater

In today’s world a water heater manufactures warranty is about 6 to 8 years. Water heaters are like an automobile. You get what you pay for. Manufactures do not put a warranty on their products to protect you. The warranty makes you feel better about purchasing their product.
 
Are you heating the water in your water heater or the sediment build up in your water heater? What is sediment? Sediment is the crystallization of hard water deposits and chemicals which purify our domestic water supply for human consumption and use. (I.e. chlorine and other purifying and sanitation agents).
 
Did you know that after 6 years most water heaters have 20-30% of sediment build up inside. This is due to the continual heating of the water. That means that a 40 gallon water heater has approximately 12 gallons of sediment. This leaves you with only 28 gallons of hot water at your disposal. This is why you feel that you have less hot water available at one time and are running out of hot water when doing multiple tasks.
 
Now remember your gas bill is going towards heating 12 gallons of sediment and 28 gallons of water. Therefore you are feeling the low efficiency in your pocket book as well.
 
In my professional opinion I recommend to replace your water heater after no longer than 10 years. The date of your water heater can be found on a sticker that is on the front of your water heater. I recommend replacing the unit due to the cost effectiveness and the energy efficiency of the unit. If you stand next to your water heater and you hear it gurgling or popping inside this is an indication that the sediment that has built up in your water heater has formed rocks. These rocks are boiling around with the water as it heats. This is a good indication that it is time to replace your water heater with a new more energy efficient unit.
 
I mean why not? You’re almost paying double to heat your water anyway. Why should you wait until your water heater starts leaking or possibly bursts before you replace it? We recommend that you have a Californian licensed plumber or contractor install the new water heater not a handyman or friend. Leaks can occur from the top or bottom of the unit or from the flex line connections. These types of leaks usually go undetected for quite some time. This will cause mold and mildew to form. This is considered long term damage, to the structural components of your home. Which are excluded on your homeowners’ insurance policy.
 
So start your new year off right. Have your water heater and domestic water supply system checked to make sure it does not happen to you.
